Building report found rot? Here is what happens next

A building report has flagged rot, and now you are not sure what you are dealing with. The report tells you there is a problem, but not how deep it goes or what it takes to put right. That gap is where a lot of people get stuck, especially when it turns up mid-sale.

This is the work we do most, so here is what actually happens from the moment a report lands on your desk.

1. We find the real extent

A report points at symptoms: staining, soft timber, a high moisture reading. What it cannot tell you is how far the damage runs behind the cladding. The first thing we do is open up the affected area and trace the rot back to sound, dry timber. Sometimes it stops where the report suggested. Sometimes it has tracked further. Either way, you get a straight answer rather than a guess.

2. You get a clear scope and price

Once we know the extent, we write up exactly what needs doing and what it costs, in plain language. No vague allowances, no surprises halfway through. If it is part of a sale, this is the document that lets you and the other party get on with it.

3. We fix it from the framing out

Surface patching hides a problem, it does not solve it. We cut out the damaged framing and cladding, replace it, and reinstate new building underlay, flashings and trims as we close everything up. The wall goes back weathertight from the inside out.

4. We finish it so you would never know

New cladding is textured or profiled to match, then coated and painted back in with the rest of the home. Done properly, the repair disappears. A good example is a recent Papamoa job where a report found rot around the upper storey: boundary joist replaced, cladding and joinery remediated, and the finished wall looks like nothing ever went wrong.
