The job

A building report on this Papamoa home flagged rot in the exterior. That is the moment a lot of owners feel stuck: the report tells you there is a problem, but not how deep it goes or what it takes to fix. The owner brought us in to find the full extent and put it right, funding the work themselves rather than through a claim.

Once we opened up the cladding, the picture was clear. Water had tracked in and rotted a boundary joist, with damage carrying through to the conservatory and the upper-storey cladding around the joinery. Surface patching would have hidden it, not solved it.

How we delivered it

We scaffolded the elevation and stripped the affected cladding back until we reached sound, dry timber. The rotten boundary joist was cut out and replaced, structural framing made good, and the conservatory reclad. Around the windows, we remediated the cladding and repaired the joinery details where water had been getting in.

New building underlay, flashings and trims went back in as we closed everything up, so the wall is genuinely weathertight rather than just looking tidy. The owner got straight answers, photos as we went, and a home that is sorted from the framing out.

The elevation was resheeted, texture coated and repainted to match the rest of the home. Scaffold is down and the job is complete: a wall that is weathertight from the framing out and looks like nothing ever went wrong.
